Kenneth M. Raymond, Jr.

Ken Raymond is involved in many entrepreneurial endeavors in the areas of real estate, finance, and hospitality and has been for his entire career. Ken is a Broker/Owner of Coldwell Banker Prime Properties residential and commercial real estate, which is the largest franchise operation in New York State and the 5th largest Coldwell Banker affiliate internationally.

For over 30 years, Mr. Raymond has enjoyed a successful partnership with Holiday Inn Express, Hilton, Days Inn and Hotel Indigo. This partnership has handled site selection, development and management of these hotels across New York State. Ken is also affiliated with SEFCU Mortgage Services, a New York State Mortgage Banker which is the #1 largest residential lender in their market and Paragon Prime Funding, which is the 2nd largest commercial lender in the Capital Region. Prime Companies continues to develop land for residential sub-divisions, commercial buildings as well as their continued growth of construction management and ownership of large residential, apartment complexes. Ken operates all the companies under the umbrella of Prime Companies.

Ken maintains a strong presence in the community as a member of the Executive Committee of the Board of Trustees at Siena College in Loudonville, NY as well as meeting the housing needs for Catholic Charities. He is also a trustee of St. Gregory’s School for boys in Loudonville, NY and Board Member of Friends for Adoption. Ken is also active with Coaches v. Cancer which raises funds for cancer research, and is very active in many other charitable organizations. He is a lifelong resident of the Capital Region.

Dean M. DeVito

Dean has more than 28 years of real estate, construction, land development, property management and finance experience specializing in group up development projects. Mr. DeVito is a current owner of Coldwell Banker Commercial Prime Properties which has won numerous awards as the top Coldwell Banker commercial brokerage in New York State, Prime Management which manages luxury apartment complexes, office buildings and retail properties. Mr. DeVito also owns franchise rights for Marriott ExecuStay for the Albany, New York metropolitan statistical area, and Prime Development which develops and owns luxury apartment complexes, office buildings, flex space, hotels and residential subdivisions. His involvement in most projects has included land selection, due diligence, governmental approvals, oversight of architectural and engineering design, grant/ financing and PILOT coordination, management of construction delivery method and oversight through certificate of occupancy. Through Prime Management he also provides oversight of the management of the stabilized project. His vast experience enables him to demonstrate a clear understanding of all facets of the often complicated real estate development process.

Prior to co-founding the above business Mr. DeVito also owned DD&P Building and Development which built custom homes in the Albany, New York region from 1994-2009. Additionally, Mr. DeVito also co-founded and owned Paragon Prime Funding which is a full service commercial mortgage and consulting firm which structures and originates permanent, bridge, construction and mezzanine financing on behalf of commercial real estate developers and business owner-occupants.

Mr. DeVito earned a B.S. Degree in Environmental Science and a minor in Marketing from Syracuse University.

Todd C. Curley

Mr. Curley has been in the real estate business since 1997. In 2005 he joined Prime Companies, being named as a Partner in the Development Company and Manager of Coldwell Banker Commercial Prime Properties.  At the age of only 29, he was one of the youngest CBC Managers in the country and since then his company has been awarded the prestigious “Top Office in New York State” four of the years and was named a Partner in the company in 2009.

As a real estate agent, Mr. Curley he has been involved in over $150,000,000 in real estate acquisitions and dispositions and has been recognized as the Top Agent in New York State and in the top 5% percent of Coldwell Banker Commercial agents globally as well as several other local awards and recognitions.

Mr. Curley has also had a role in a full range of real estate development duties with his involvement in developing over 40 projects with a total completed value in excess of $300,000,000, including projects with Wal-Mart, The Home Depot, Lowe’s and Target.   Tasks including site selections and acquisitions, contract and lease negotiations, governmental zoning and planning approvals, permitting, general construction, construction management; coordination of all supervisory personnel including engineers, architects, attorneys, project managers and superintendents; and working with banks and other lending institutions on financing projects.

He has also been responsible for a full range of property management and leasing duties that includes over 150 tenants and 2,000,000 square feet of office, retail and industrial space as well as over 1,000 residential apartments.

Prior to joining Coldwell Banker Commercial and Prime Companies, Mr. Curley worked for highly regarded real estate development companies Columbia Development Companies and Nigro Companies.

Mr. Curley has a B.S. in Marketing & Management from Siena College.

Paul A. Cardinal, Esq.

Paul Cardinal is a practicing attorney in the Albany, New York region, concentrating in insurance, real estate and securities laws in New York State.  Paul is also the majority owner of Glacier Bay TPA LLC, a privately-held administrator of claims services for self-insurance groups and self-insureds.

Paul previously served for ten years as the Vice President, Chief Financial Officer and General Counsel of Cook Inlet Alternative Risk LLC, a group of businesses operating as a third party administrator in workers’ compensation insurance.  Cook Inlet had significant operations in New York, Massachusetts, Texas and Vermont.  Paul orchestrated the Company’s expansion into seven new states, three acquisitions, including a new business as managing general agent for publicly-held insurance companies.  He reorganized the Company in 2006 and negotiated a $130 million leveraged buyout for the owners.  Finally, during year 2011, Paul completed the sale of the assets of the three subsidiaries on behalf of the secured lender.

Paul is a licensed attorney, having graduated at the top of his class from Albany Law School at Union University in 1984, and has also been licensed as a certified public accountant, having graduated magna cum laude from Siena College in 1978.  Paul completed three years’ experience as an auditor with Price Waterhouse, then part of the Big Eight, before entering law school.

Paul’s employment experience includes chief financial officer of a software company, and general counsel of two publicly-traded companies, Evergreen Bancorp, Inc. (now part of TD Bank), a commercial banking institution, and Trans World Entertainment Corporation, the largest music retailer in the country.  He began his legal career as an associate at the law firm Sullivan & Cromwell (New York, N.Y.).

Michael Raymond

Michael Raymond serves as a member of Prime Companies’ real estate development team and is responsible for assisting in the development and acquisition of future investments, as well as the administration of the development and acquisition process. Raymond oversees the monitoring of Prime Companies’ current real estate portfolio which includes multi-family, hospitality and commercial properties. Prior to joining Prime Companies, Raymond worked with financial firms including Sandler O’Neill & Partners, Interstate Commodities and The Ayco Company, L.P.

Raymond received a BA in Political Science with a minor in Economics from Siena College. He also received a MS in Financial Analytics from the Pace University School of Business in New York.

Jon A. Kelley, CCIM

Jon “Jack” Kelley is the director of Economic Development for Prime Companies marketing and real estate development company located in Albany, NY.

Mr. Kelley has been involved in government and economic development for 40 years, serving 13 years as senior vice president of Saratoga Economic Development Corporation (SEDC). In this capacity at SEDC, he was the project manager for the award winning Luther Forest Technology Campus (LFTC) – a 1,350-acre site developed specifically for the nanotechnology manufacturing industry. He led the international marketing and site selection effort that resulted in Advanced Micro Devices (GlobalFoundries) selecting LFTC as the location of a $4.6 billion manufacturing facility – New York States largest economic development project.

While at SEDC, Mr. Kelley developed a nationally recognized marketing strategy that resulted in the creation of over 12,000 new jobs in Upstate New York since 1995. He was responsible for putting the team together that resulted in the decision by ACE Hardware and the Target Corporation to build large, regional distribution centers in Saratoga County. He oversaw Saratoga County’s initial application for Empire Zone designation.

Mr. Kelley spent 12 years with the Niagara Mohawk Corporation in the utility’s Public Relations Department. He is a former New York State Capitol reporter for WOR Radio and he was a news announcer for WPTR Radio in Albany. He did extensive spot reporting for ABC Radio Network and he was a special correspondent for the New York Daily News.

Mr. Kelley was a councilman for the Town of Corinth, Saratoga County, for nine years, chairman of that community’s planning board for three years and chairman of the Town of Corinth Industrial Development Agency for eight years.

He holds a B.A. in Political Science and a M.S. in Public Administration from Russell Sage College. Mr. Kelley is a New York State Licensed Real Estate Associate Broker. He holds a private pilot’s license and is an amateur radio operator (KA2WEE).
